From a professional opinion, it has been seen that roof leaks are originated from areas that require roof flashing. These areas are near the chimney, between height difference buildings, and around roofing dormers. This is usually the case due to the amount of water that collects around that area. If the flashing isn’t installed correctly (which is easy to find) then the roof will slowly start to rot away at the plywood. It will them start letting in small amounts of water causing a bigger hole. After a period of time, you have yourself a roof leak, damaged sheetrock, and unrepair plywood. The customer that called us out to do a full roof replacement had a fascia that had no roofing flashing installed. The roof ate through the plywood, four pieces to be exact, and started a minor leak, that if not treated, could have ended to be a bigger issue.
